Aerobic septic inspection for home buyers and sellers

For a home sale, buyers usually hire a licensed OSSF inspector or maintenance provider to check the tank, components, and disposal field. Expect roughly $300–$600, more if the tank must be pumped to inspect. If the home has an aerobic system, ask for:

  • The permit and the Notice of Approval from the permitting authority
  • The current maintenance contract, and whether it transfers
  • The last several 4-month inspection reports

If an aerobic system is still in its installer's two-year service policy, the policy carries over to the buyer (30 TAC §285.7).
